MONEYCONNECT HOME LENDING SUSPENDS NEW LOAN ORIGINATIONS UNTIL FURTHER NOTICE

Mississauga, ON - December 17^th, 2007

Dear Broker Partners:

As most are aware, the liquidity crisis in the mortgage lending industry has adversely impacted nearly every non-prime mortgage originator throughout the world. Although the quality of mortgage credit in Canada continues to remain extremely strong and has not been a contributing factor to this global dilemma, a crisis of confidence exists with investors, which is preventing Canadian originators from accessing capital markets based funding.

As a direct result, I regret to inform you that effective immediately, moneyconnect home lending will be suspending all new loan approvals until further notice. Although we are in pursuit of additional funding sources, the timing and probability of these sources are unknown. Please be assured that we will be fulfilling all of our contractual obligations to you and your customers and we sincerely apologize for any inconvenience this may cause.

I would also like to take the time to thank our management and staff for their patience, their perseverance, their hard work and their trust. Without them, our many accomplishments to date would not have been possible.

To our broker partners, we wish to extend our sincere thanks for your patronage and the support you have shown throughout the past year, and especially through these challenging times.
